Step One: Project Consultation

The first step in a renovation, restoration or remodeling project is our free site visit & feasibility consultation. After a thorough discussion of your project and goals, we will provide:

  • Preliminary "Scope of work" report.
  • Preliminary concept drawings & sketches.
  • Source out & choose materials.
  • Can help provide preliminary budget estimates.
  • Approved & stamped project drawings
  • Final Scope of Work
  • Detailed Materials Specs for project.
  • Prepare tender request packages for each trade.
  • Solicit tender prices from client's choice of trades.
  • Help with choosing qualified trades.
  • Supply Building Permit.
  • Site inspections & site consultations for owner, during ongoing project.

Step Two: Project Coordination & Management
Once the scope of your project has been finalized and you are happy with the plans, A. J. Allain & Sons will assume the responsibility to

  • Manage & coordinate the complete project. We are the homeowner's "Personal Project Coordinator".
  • Schedule & supervise owner's choice of trades.
  • Purchase materials by seeking the best pricing and sources, and arranging a schedule of deliveries.
  • Control project time schedule.
  • Control cost over-runs with owner.
  • Financial management for owner which includes: materials purchase, trades invoice approval, insurance certificate, letters of clearance, statutory declarations & release of holdbacks.
